We want you to have a comfortable and enjoyable stay, and we kindly ask that you respect the property and the surrounding neighbourhood.

These House Rules and Booking Terms form part of your booking agreement. By confirming your reservation and making the required payment, you confirm that you have read, understood and agree to comply with these terms throughout your stay.

1. Check-In & Check-Out

Check-in: From 15:00 (3:00 PM) on the day of arrival.

Check-out: By 11:00 (11:00 AM) on the day of departure.

Please do not arrive before the agreed check-in time unless this has been arranged with us in advance.

On departure, guests are asked to leave the property by 11:00 (11:00 AM) so that we have sufficient time to prepare it for the next guests.

If you require an early check-in or late check-out, please ask us in advance. We will always try to accommodate requests where possible, although this cannot be guaranteed and may depend on other bookings.

2. Looking After the Property

We ask that you treat our home with the same care and respect that you would your own.

Please take care of the furniture, appliances, fixtures, fittings and household items provided for your use, including kitchen equipment, crockery, glasses and other items.

The property should be left in a reasonably clean and tidy condition at the end of your stay.

Please let us know as soon as possible if anything is accidentally damaged or broken during your stay. We appreciate being informed promptly so that we can arrange any necessary repair or replacement.

Guests may be responsible for the reasonable cost of damage or loss caused during their stay, subject to applicable law and the circumstances involved.

3. Guests & Occupancy

Only the guests included in the booking, or otherwise approved by us in advance, may stay at the property.

The maximum number of guests must not be exceeded.

If you would like to have additional guests visit or stay overnight, please contact us beforehand for approval.

4. Noise & Consideration for Neighbours

Our property is in a residential area, and we kindly ask all guests to be considerate of our neighbours.

Please keep noise to a reasonable level, particularly during the evening and overnight hours.

Parties, events, loud gatherings or any activity likely to disturb neighbours are not permitted unless specifically agreed with us in advance.

Please also respect any local building or neighbourhood rules that may apply during your stay.

5. Smoking & Vaping

The property is strictly non-smoking.

Smoking and vaping are not permitted inside the property.

If you smoke outside, please dispose of cigarette ends safely and responsibly and never leave them on balconies, terraces, gardens or other areas where they could create a fire risk.

Any additional cleaning or damage resulting from smoking inside the property may be charged to the guest, subject to applicable law.

6. Pets

Pets are not permitted at the property unless we have agreed otherwise with you in advance.

7. Personal Belongings

Guests are responsible for looking after their own personal belongings and valuables during their stay.

Please take reasonable precautions and avoid leaving valuable possessions unattended.

We recommend that all guests have appropriate travel insurance covering personal belongings, cancellation, travel disruption and medical expenses.

To the extent permitted by law, we cannot accept responsibility for loss, theft or damage to guests’ personal belongings where we are not legally responsible.

8. Safety & Security

For everyone’s safety, please ensure that doors and windows are properly secured whenever you leave the property.

Keys, access cards, remote controls and other items provided for access to the property should be looked after carefully and returned as instructed at the end of the stay.

Please do not give keys, access codes or other means of entry to anyone who is not part of your booking without our permission.

9. Travel & Medical Insurance

We strongly recommend that all guests arrange suitable travel insurance for the duration of their stay.

Insurance should ideally include appropriate cover for medical expenses, cancellation, travel disruption and personal belongings.

10. Access to the Property

We respect your privacy and will not enter the property unnecessarily during your stay.

However, there may be occasions when we, or someone authorized to act on our behalf, need reasonable access to the property. This may include an emergency, essential maintenance or repairs, or a situation requiring attention to protect the property or its occupants.

Where reasonably possible, we will contact you and provide notice before accessing the property.

In an emergency, immediate access may be necessary without prior notice.

11. Prohibited & Unauthorised Use

The property is provided for holiday accommodation and must only be used for that purpose.

The property must not be used for any unlawful activity or in any way that could endanger people, cause damage to the property or create a disturbance for neighbours.

Parties, events, commercial activities or other uses that were not disclosed or agreed at the time of booking are not permitted.

12. Breach of the House Rules

We ask all guests to respect these rules so that everyone can enjoy the property and the surrounding area.

If there is a serious or repeated breach of these terms, including significant damage to the property, serious disturbance to neighbours, exceeding the permitted number of guests, smoking inside the property, or using the property for an unauthorized or unlawful purpose, we reserve the right to take appropriate action.

In serious circumstances, this may include requiring the guest and their party to leave the property.

Any decision concerning termination of a stay, additional costs, damages or refunds will be dealt with in accordance with the booking agreement and applicable Greek law.

13. Contact During Your Stay

If you have any questions, concerns or problems during your stay, please contact us as soon as possible.

We are happy to help wherever we reasonably can and would much rather have the opportunity to resolve an issue during your stay than find out about it afterwards.

14. Acceptance of These Terms

By making a reservation and paying the required amount, you confirm that you have read and accepted these House Rules and Booking Terms.

These terms apply to everyone staying at the property and guests are responsible for ensuring that all members of their party are aware of and comply with them.
